North Carolina might soon be home to one of the nations largest industrial megasites.

A proposed 3,300-acre megasite in Pitt County, led by the Greenville Eastern North Carolina Alliance in partnership with the City of Greenville and Pitt County, aims to attract major manufacturers with an estimated investment of $5 billion.

The massive site, located just north of Greenville along Saintsville Road near Highways 11 and 264, is part of a 10,000-acre tract owned by timberland company Weyerhauser. Tax records currently value the largest parcel at nearly $8.8 million.

During this week’s meeting, Pitt County officials discussed the project during a public information session. They highlighted the site’s potential to draw large-scale employers, similar to recent megasite developments by Toyota and Wolfspeed elsewhere in North Carolina.

Before development can begin, the land must be rezoned from residential-agricultural to general industrial. Greenville must also agree to extend utility services to the site. Estimated costs include $450 million for infrastructure and $102 million for utilities.

If approved, the Pitt County megasite would help meet growing demand for large-scale industrial sites and could reshape the region’s economy by bringing jobs and investment to Eastern North Carolina.
