Massive New 870 Acre Development Proposed On Southern Border of Charlotte

A major senior living project, named Cresswind, is under consideration for Lancaster County near Sun City in Indian Land. Developer Kolter Group Acquisitions has submitted zoning applications to create an age-restricted community spanning approximately 870 acres.

Project Details:

  • 853 homes are proposed, with plans including 409 acres of open space featuring ponds, streams, and wetlands.
  • A 7-acre amenity area is planned, with variations showing either one or two distinct sections.
  • The project would create a new thoroughfare from Van Wyck Rd. to Charlotte Highway near the intersection of Henry Harris Road.

Infrastructure and Land Use:

  • The development includes a public boulevard connecting two access points on Charlotte Highway and Van Wyck Road.
  • Plans feature 13 acres for commerical use and 3 acres for institutional purposes, potentially including parks or emergency services.

Approval Process:

  • A community meeting is scheduled for Jan. 14 at the Del Webb Library in Indian Land.
  • The Lancaster County Planning Commission will review the proposal on Jan. 21, with recommendations sent to the County Council.
  • The County Council will make the final decision, beginning deliberations no earlier than Jan. 27. Multiple votes are required, extending the decision timeline by at least a month.
