Given the ever-growing importance of sustainability in shaping the post-pandemic commercial real estate landscape, the newest study published by 42Floors ranks the most eco-friendly U.S. office markets according to eight metrics that analyze both the building itself (certifications, energy efficiency, and materials) and the surrounding environment (building policies, EV charging stations, public transit, and walkability).

In addition to the nationwide ranking, they also included region-by-region breakdowns of the most eco-friendly office markets in the U.S.

Here are some of the key highlights:

  • Charlotte landed 4th among the top 5 most eco-friendly office markets from the Southern region.
  • The market witnessed the 2nd-highest percentage increase in the share of LEED-certified square footage out of total inventory between 2018 and 2022 (4.4%) among the top 5 most eco-friendly southern office markets.
  • With 26% of office space in Charlotte being certified LEED Gold — the 3rd-highest share among the region’s 5 most eco-friendly northeastern office markets — Charlotte’s overall LEED score had the city place 3rd regionally.
